Set up your investment on a firm foundation with a thorough evaluation of the asset and its potential performance. We’ll assess the home for legal and code compliance, property condition, appearance, and evaluate comps. We’ll use this assessment and evaluation to help you find the best solutions for marketing, condition improvements, maintaining code compliance, and a suggested rental rate for the market.

Our multi-step resident screening process will help you avoid costly and stressful evictions. Here are the steps we take to find you the right tenants.  

  • Ensure full compliance with Federal Fair Housing Standards.
  • Verify identification and conduct a full credit check, including judgements.
  • Conduct nationwide terror watch list and criminal records check, sex offender database check, eviction search, and more.
  • Verify employment, income, and financial qualifications.
  • Verification of previous rentals, including the occurrence of any late payments, lease violations, damages at move out, etc.
  • Confirm move-in timeline 
  • Pet screening via a 3rd party partner.
A main part of our investor services is to create an advertising package custom designed to your property’s best assets. We’ll help you get the maximum amount of curious eyes on your property, impress future residents, and obtain the highest market rental rate. We’ll get your property listed on the Houston HAR and several different related sites to increase the online visibility of your property. We take further steps to help market your property!

At West Houston property management, we are committed to promptly addressing the needs of your property and its residents. Our proactive approach ensures that any issues are handled quickly and effectively. We develop strong partnerships with licensed and insured vendors who share our commitment to high standards of service and cleanliness. This way, you can have peace of mind knowing that your home is in great hands.

Our specialized Move-In & Move-out services are offered with every plan! If you already have a signed lease agreement in place but need assistance moving your new resident(s) in or out, we can assist. Please inquire regarding specific pricing and coordination requirements with our team.

Move-in
  • Collect all required move-in payments & documents.
  • Schedule a pre-move-in walkthrough to document the condition of your property.
  • Coordinate the key transfer to the resident upon move-in day.

In order for our team to perform the Move-In Service, we must be notified at minimum 2 weeks prior to your new resident(s) move-in date. You must also provide a copy of the lease, the tenant’s contact information, and the security deposit (if already paid) at the time of your notification.

Move-out
  • Move-out property walk-through.
  • Itemization of repair costs.
  • Handling resident communication regarding the legal reasons for the deductions from their security deposit.
  • Returning the security deposit in the state code allotted time frame.
